Our Story

Campground Investor was founded with a single conviction: the outdoor hospitality industry deserved a marketplace built specifically for it. Generic commercial real estate platforms list campgrounds alongside gas stations and strip malls, with no understanding of occupancy rates, NOI methodology, seasonal revenue patterns, or the lifestyle factors that drive campground investment decisions.

Our founders spent over a decade watching campground sellers struggle to reach qualified buyers and watching buyers waste months evaluating properties with incomplete financial data on platforms that didn't understand what to ask for. The inefficiency was costing both sides real money.

We built Campground Investor to be the platform that campground industry professionals actually use - one that speaks the language of outdoor hospitality, presents the financial data that buyers need to make decisions, and vets both sides of every transaction to ensure serious parties connect with serious parties.

James spent 15 years in outdoor hospitality before founding Campground Investor, including a decade as a regional manager for KOA overseeing 22 franchise properties across the Southeast. He saw firsthand how campground owners struggled to find qualified buyers and how buyers were underserved by generic real estate platforms that didn't understand the outdoor hospitality business model. He founded Campground Investor to fix both problems.
